Let me start with the positives: the location is very convenient to Orient Beach which we think is the best beach on the island. The unit was nicely furnished and clean. The lady representing the real estate agency where you pick up the keys was pleasant and responsive. The first day we were there, the sink in the downstairs bathroom failed to drain and the screen on the upstairs master bath fell off the wall. We called Magali (the local agent) and the issues were fixed within a matter of hours. Pretty good start. The unit advertises a private pool. It is private in the sense that it belongs only to that condo. It is not at all private in the sense that it can be seen from at least four other condos, the street that runs by the unit, and we woke up one day to find a tree trimming crew working in the pool area ( they must have climbed the small fence). There are also two dogs in a neighboring condo that like to bark at you whenever you try to use the pool. On the third day of our stay, we awoke to find we had no water pressure. I called Magali to learn that the water was off in the entire complex and that there was "nothing she could do about it." The water came back on sometime after midnight. The next day, the electricity went out for about two hours. The day after that, the water went out again for several hours. When housekeeping came on the second day with no water, they used water out of the pool. It is interesting to note that other hotels and resorts nearby did not lose their water. we learned from one of the shop owners in the complex that there was a dispute between the water utility and "someone" (we presume whoever is managing the complex) that was contributing to some of the interruption although the waterline was supposedly cut at some point (as opposed to cut off?). Also, during our stay there was a distinct musty/moldy oder that was very troublesome for my wife. I was more bothered by the 2" roach (this is not an exaggeration) that greeted me on the kitchen floor on the morning of the day the electricity went out. I killed it and didn't think much more about it since we were in the tropics and bugs are bigger there. We put all of our groceries in the refrigerator thereafter as a precautionary measure. Two days later, I opened up the dishwasher to put some dishes in, and the dead roach's larger sibling ran out. I was only able to wound it so it may still be alive and breeding in the unit. When I mentioned this to Magali she kind of shrugged it off and said it had been raining that week. Apparently large roaches move indoors in St. Martin during inclement weather. Even with all of this, we managed to have a good time, but I would not do business with these folks again. When we got home, I wrote the Managing Director of Owner Direct Rental Club, Ted Demeritte, advising him of the issues with our stay and requesting a partial refund because of the issues we experienced. I have received absolutely no response, which is interesting, because these folks were very communicative in making sure we paid them at the time of booking. They were also helpful at that time in making suggestions for obtaining rental vehicles and what to see and do on the island. Now it is total silence. We will go back to St. Martin because we really enjoyed the people, the beaches and the food, but we won't be doing business with these folks again.

Dear Roger & Shirley

We are glad you had a good trip to the island in spite of the negative experiences you reported in the review. We have not received an email or phone call from you either during your stay or after your return. It is out company policy and my personal goal to answer every correspondence especially complaints.

As your travel agent, we do not own or mange the properties. We do, however, act promptly on behalf of our clients whenever there is a problem not resolved by the local management company.

We understand that the water did go out on the entire French side of the island for one day and then only in certain areas of Orient Beach on the next day due to leaks and a dispute over who was responsible for repairs.. We were very busy during this time moving clients who contacted us.

As to the privacy of the pool, most of the small budget properties have private pools only in the sense that they are only for the exclusive use of the resident of that house. You can clearly see in the photos on the brochure page the pool does not have privacy in terms of view.

I am not sure that the owner will provide you compensation due to insects or the government shutting down the water supply. However, as your agent, if you contact us by phone we would be please to make a request on your behalf.

Any decision regarding your complaint will be made by Magali who is the manager of Sprimbarth Real Estate (property manager) We would hope that you would at least make to contact us by phone before deciding not to do business with us in the future
