I lived in the Lower paz for five months during this spring and enjoyed my stay very much. Lower Paz is nicely shaded by the trees of the Casa Paz garden, yet you can still have an ocean view. The house is hidden in the garden and it feels safe with neighbors on both sides (no visual contact to terrace so privacy is secured). The house itself is cute with a good character. Lower Paz living room has big windows on two sides of the room so it's full of day light (never gets direct sun light so the room stays cool also during the day). All the windows can be covered with curtains if you wish to sleep on the living room sofabed.
The downtown plaza can get pretty noisy during high season nights and whether or not it will disturb your sleep, it really depends on the direction your house is facing. In Casa Paz you can sleep your nights in peace, since the music from the plaza doesn't reach Casa Paz at all.
