I own & operate a small niche management company specializing in nice vacation rentals on the beach in Cancun Mexico. I would say my knowledge base of Cancun & the hotel zone is very solid. I have owned vacation rental property in Cancun since 2004, I have worked in Cancun, and I take a strong personal interest in each & every unit I manage in Cancun. Almost every picture you see of any one of the rentals or at any one of the resorts was taken by myself personally. I believe that I offer some services & items that currently keep us a head of our competition. 1. When you arrive at the resort you are welcomed by my management staff. Two full time managers take care of only a few units to ensure your service is top notch. You will be assigned one of the two. Either Francis or Abdiel will be there to welcome you, show you around and answer any questions you may have. And how blessed we are to have Francis and Abdiel. You will truly enjoy having their smiling faces there to be of service for you. 2. Francis and Abdiel are not just greeters. They are there for you should you need something. Simply email or call them and they will be there promptly, they are normally already right there at the resort. 3. Our resort has on site maintenance of course. But that is not good enough for us. We have our own full time maintenance man to be there quickly should anything malfunction. I used to hire companies to come out if something like one of the AC's malfunctioned. Not anymore, we have our own on site full time staff. 4. Would you like an authentic Mexican meal prepared in the comfort of your own condo? How does $80 sound for this custom catered service (for up to 8 people, $10 per person beyond 10 people)? The only other expense is the cost of the food, and there is no mark up on the groceries. Our cook bring the receipt from the store. This is a non-profit service we offer our guests. The food is outstanding, so 5. Would you like a night out away from the children for some adult conversation? We have baby sitting-services that come right to the condo, and they are wonderful people, part of our extended family in Cancun. 6. Want a tip on a great snorkeling experience? A good friend of mine offers his service privately for your group. The private tour goes all day, includes lunch on an island, is totally private to your group, and comes with the best "skipper" anywhere. Going out with Mike is truly an experience. Cost is $65 per person, if less than 6 people minimum price for all is $390. 7. Our resort has a staffed front desk, 24 hour on site security, bell hops, and friendly staff. 8. Advice: Why pay $80 to get into the 2 biggest night clubs in Cancun when I can show you how to get your cover paid, all drinks paid, and VIP service for the same price? This is just one example of several tips that will save you a lot of money. Other thoughts 1: If you are traveling with small children, you will find a packnplay (play-pen & sleeper), a high chair & a quality stroller on hand. Or, if you would like to enjoy your favorite drinks down by the pool or beach we welcome you to use the special cooler you will find in any of our units. It is on wheels, super easy to take with you and is also very handy as a pool or beach side table. The convenience might only be out shined by the savings on drinks! This item has been pre-approved for use by the resort, when you are staying at one of our vacation rentals. Other thoughts 2: If you need extra beds, I have found air beds to be most comfortable. Did not meet expectations.
This place is extremely outdated. Refrigerator doesn’t even stand firm, it is wobbly. Kitchen cabinets are old and the kitchen faucet is broken. The water was our main issue. We stayed for 10 days and not one day was the water functioning normally. The water is in and out from all the bedrooms and showers. One minute it works and the next it doesn’t. The water sometimes came out dark yellow/brown. One day we came home from a long day to no water. The bedroom upstairs does not have access from inside rather you have to use outdoor stairs that are extremely unsafe with the high winds at night and when it rains. The shutters in this bedroom rattle all night and if you’re a light sleeper it makes it impossible to sleep. Not to mention the shower in that room only got warm water 2 out of the 10 days. We had to take cold showers. One of the beds from the upstairs bedroom was also broken and wobbly and the tv never turned on. Water came in through a closed window on a rainy day and our personal belongings got wet. The blinds did not work so they were closed the entire stay and we could not enjoy the view from that room. The front door handle was broken one day for no reason. The entrance is the door and immediately a steep flight of stairs in order to get to the kitchen/living room area. The pool/jacuzzi area are extremely unsanitary, just avoid them. The elevators were always having issues and we would have to walk down/up 7+ flights of stairs. When we complained about the water issues and the leaking they seemed shocked as if it has never happened. Google this location and you’ll see this not the case. Please read the other reviews before booking. The view is great but the cons outweighed the pros. Our trip was ruined from this place as every morning we were waking up to a new problems. I wanted to add pictures of the shower and sinks turned on and no water was coming out, the stairs to the entrance, the stairs to the bedroom upstairs, doors cracked at the bottom and more, but I was only able to add a picture of the water not coming out. PLEASE AVOID AT ALL COSTS!

Amazing views and amazing host!
A group of ten of us stayed rented this unit for week vacation. Amazing spot! Tims great! Quick to respond and honest and open about his Rentals. My favorite room was on the very top. We slept great up in that little room with big views. Amazing vacation! Thank you Tim!

BEWARE! Unit not family friendly & don't be deceived!
We booked this unit for the week between Christmas and New years. It was almost $7500. In regards to the views the condo offers they are stunning and the amount of space and storage you get is ample. But that is all you are paying for. The unit is run down and outdated. the building is updated but once you get to the final 3 flights of the stairs that you will be hiking up it is no longer part of the renovation. This unit is not meant for families with small children and shame on the owner for not understanding our issues. It shows no where in the description that the 3rd bedroom is a separate loft type space above the unit disconnected from main area and you have to go outside up a winding staircase to go in and out. The stairs on the patio to the room that is a major accident waiting to happen. We did not allow any of the 5 children to go up there alone. It was hard because that is where my husband and the 2 kids were sleeping. Tim's response was we saw the picture in the listing. You don't know what you are looking at in the pictures. What if that is a second entrance as opposed to the only way? I don't know where those stairs lead to. It was so loud and the metal shutters rattled all night, that by the 3rd day we blew up the mattresses and slept on the living room floor. Also it leaked from the rain and things got soaked. That is not worth $7500. Also the elevator was broken almost the entire stay. There are 2. One that is new that has never worked (employees told us) and the other one that worked a few minutes a day. We had to walk all the kids up 9 flights of stairs carrying often multiple times a day. This is an ongoing problem. Check out the reviews on VRBO for Tim Miller and/or Oleo. Guests in November and March had similar things to say. They may say its working to save face but it IS NOT BEWARE! I felt so bad for the bellman to watch him carry up everyones luggage all day long up and down those stairs. When I asked Tim Miller for some of our money back for the problems he said no and offer 20% off our next rental. Why would I ever return to a run down building and work again with someone who from the beginning of our stay did nothing but offered to pray for us when we were having problems and said he could do nothing. We paid a premium for that week. But this expense did not include elevator service or a good night sleep. You are literally paying for space and an amazing view. I take into consideration cost in every vacation I take. If this unit was priced accordingly to what it offered, I could handle that. But almost $7,500 to climb 9 flights of stairs for 8 days & sleep on a blow up, you should find a more updated unit with ethical owners. I read other reviews for this owner and the unit. Others have had similar issues. He has an excuse for everything instead of understanding that his customers paid good money to be in one of his units and should not be scammed and reimbursed for their troubles. He feels there is no need to tell his customers that there is not a fully functional elevator for the last year and they would most likely be climbing stairs their entire trip including their children, beach toys and a cooler. I noticed his responses to all of his disgruntle customers, and before he asks "what more are you looking for" and "I offered to pray for you and your family" I say compensate us for paying such a premium for a run down disfunctional unit. and what more do I want out of a vacation. Sorry if I want safety for me and my family, a good nights sleep and a working elevator for a unit on the 9th floor! He did absolutely nothing from the beginning up until now to do right by my family and the other family staying in the unit. Thank you for taking the time to voice your opinion. I have always been forthcoming in the description of penthouse #3000. When guests read the description for penthouse #3000 at the very top I have always made it clear that you have to go up 3 flights of stairs to reach this unit, after taking the elevator to the top. Why this is mentioned as a negative I do not know as I could not be more clear. About the elevator, the truth is that we did have a brand new elevator installed a couple of months prior to our guests arriving. It is a modern brand new elevator and it was working great from the moment it was installed. But it did stop working a few days prior to our guests arrival which was very unfortunate. My understanding is that a big custom part was needed from over seas so the fix could not happen quickly. We then had to rely on the old elevator until the new one could be fixed. I have explained this to our guest of course. And of course I have no control over the elevators, only the condo. But the theme in the review suggests that I am deceiving people. That is NOT true. If you read through this response to the end you can decide for yourself. Regarding the unit itself, I do not get this type of feedback from guests as you can see from other reviews. It is not run down, that’s not a fair thing to say. Yes, prices are double during Christmas and New Years everywhere in Cancun. And yes, all owners up and down the strip know that some water will penetrate with very high winds and rain unless you have fixed windows in which case you could have no terrace access. Regarding the stairs to the 3rd bedroom, I show photos of every area of #3000. Remember this is the big point of this review where “I am trying to deceive people and the condo is not safe for families”. I welcome you to look at the stairs on the terrace that lead to the upstairs bedroom as shown in the photo gallery on trip advisor and assess your own opinion. A picture speaks a thousand words. You decide. And if the reader decides that this does not appear ideal for themselves then why am I the bad guy when I show it clearly? As you might expect, I have sincerely apologized to our guests. I have responded to every single one of her emails professionally and courteously. No one wants an unhappy guest. But what our guest did not tell you is that she told me that if she did not receive compensation from me she would write a very negative review on tripadvisor. That’s partly what this is about. It’s why the title is so especially negative and hurtful, calling me a deceiver. I will not give out compensation for things I show clearly on the web sites. I am hopeful that the reader will take into account the many outstanding reviews time and again from all the guests of all the properties I represent on tripadvisor to get a feel for my character as a person. After all, she is essentially attacking my character. We have raving fans for guests that love how much attention to detail I give them, they love the property and how strong the communication is and always helpful and friendly and responsive. They can’t say enough positives. And our guests also rave about how terrific Abdiel and Francis are, my two managers in Cancun who are on the resort grounds almost every day. People come back year after year for reasons like these. Please read all the reviews and feel free to ask any questions you like. Thank you. Tim Miller

Great vacation
Our family stayed here last week and had a great time. The transfer service that Tim suggested was awesome. They picked us up and knew exactly where the rest of our group was at the other terminal. We went to the grocery store and the guys at the yalmakan carried all our groceries upstairs. The pool area was nice and relaxing. The veiws up there were amazing too. We didn't do all inclusive because we could just take a quick bus ride to some great restaurants down the street The only slightly bad thing about the trip was the elevator didn't work a few times but Tim was nice enough to have an authentic mexican meal made at our unit to compensate and it was so good.

Don't be fooled, horrible horrible horrible!!!
The unit and overall resort is sub standard. Accessing this unit is a challenge and overall resort is an eye sore. Visited with family members and initial views from the unit are good but actual condition of the unit is poor with broken sofa arm, tattered furniture, hair in bathroom, No hot water, construction on going in the resort grounds. Not a good way to start a vacation. I was only able to stay there for 2 days before having to checkout. Planning to litigate to get my money back for nights not used. This is the equivalent of putting a lipstick on a rotting pig.

Sometimes people cannot be pleased. I do not know what this person’s standard is. But I do know that we have had people going to penthouse #3000 week in and week out that all feel much differently than this guest. We have been basically sold out for weeks on end before this guest’s arrival and after this guest’s arrival until late August. Yet he is the only one complaining. When this guest emailed to say he was not happy with #3000 he could not cite anything specifically except a couch that had recently been broken that has since been replaced and “construction”. This guest also always had hot water, you have to leave it on for a few minutes for it to kick in. But rather than listen, he prefers to complain. At the time our guest was in Cancun our resort had started removing items from the hotel rooms. This is not construction work. That started later. All of our hotel rooms are being upgraded. The penthouses are not part of that work. As far as accessing the unit being difficult, it is clearly stated on the home page for penthouse #3000 which reads: “IMPORTANT: #3000 is a very special condo. To get to #3000, you take the public elevator to the top floor and then you go up 3 flights of stairs to reach the top, Penthouse #3000! Our units are older nice units, and clean. We are not high end and we do not proclaim to be, but we are a nice value. Tim Miller

Amazing view on a beautiful beach!
Great place to stay everything was as advertised. About $20 cad ride into the main bars/clubs but beach was almost to ourselves as a redit.

This Penthouse Was Awesome!
I recently stayed one night here with a group of 8 friends and we had the time of our lives. Tim and his partner, Mike were very accommodating and made it extremely easy for us to get settled in. The views are breathtaking as you are truly at the highest point of view in Cancun. From the outside of the building, the hotel itself looked run down but the penthouse was nice and had plenty of room. We took a short bus ride for ten pesos a person downtown at night to party and had a blast. The beach at the hotel is beautiful and clean and the pool was enjoyable as well!

Nice View
really nice views true penthouse with no neighbors. The bad part is the place is relly run down the windows are not sealed properly so when it rained it came through and wet the floors and all our clothes got wet in my suitcase. My shower didnt work so we had to take the shower head off so it came out like a water hose . There is also a huge ant problem . Please bring your own sheets they need to be replaced badly.
