Overall, it was a great stay.

The apt was bigger than expected. Clean and in good shape. Wi Fi didn't work. Although when I contacted Tim, he did try to help and always answered back very fast. There is a nice pool and easy access to the beach. I did not use a car. Buses pick you up right in front of the condo and within minutes you are in the heart of Cancun craziness. I liked the place and would consider renting it again. If you need a lot of English television, there are not a whole lot of channels in English. I speak Spanish so this was not a problem for me. If you need to shop for for food or anything else, take the R1 or R2 bus and go to the Chedraui Super Center. They give a great exchange rate. I would describe this store like a Mexico version of Whole Foods. This was the first time I did not get a traditional hotel room. It's anice alternative. I really miss the pool and the beach area.

Best anniversary trip!

The apt is exactly as the pictures show as is the beach. The area is incredibly beautiful! Even though it's technically the "hotel zone" you're not in the middle of everything. If your looking to party this is not the area for you. If your looking for a place to feel at peace, relaxed, and comfortable this is the perfect place. If you are a couple or have a family this is the perfect place. The apt is a great size and has everything you need to feel like you have a home away from home. It's on the corner so you have no one next to you on one side, and (for now) no one living in the unit on the other side. Perfect! There is satellite t.v. w/about 5 channels in English including E!, the WB, and EDGE, but who goes to Cancun to watch t.v.? We bought an extra cable cord so we could watch t.v in the bedroom and left it for the next guest....you're welcome. The bed is firm, but comfortable. More than enough closet space!! A.C. was awesome, but didn't need it much as we weren't there very often. Only a few minor issues. No ironing board, low water pressure, and you can only get the Wifi in front by the office. You'll know where it is when you see people sitting around staring at their phones and laptops. But, again, minor issues. And now for the beach. It's what you imagine paradise looks like. Super crystal clear blue water and soft sand just steps away from the apt. I'm 5'7 and walked at least 20-30 yards out. Can't get any better than that! The pool, which also includes a more shallow kiddie pool, was well kept and clean and all, but who goes to Cancun to sit by the pool when you have such a beautiful beach waiting for you? Never got in. There is security and they're there all the time and will help as much as they can. I speak Spanish so it helped. Bus stops right in front of complex at all hours of the day and night just stick your arm out like your hailing a taxi. DO NOT DO IT IN THE STREET! Use pesos (10.50 per person) because not all drivers will accept American money or know the value, then hold on to your seat...literally! Only 2 buses in the hotel zone. The R1 or R2 will take you downtown and back always even to Walmart. The bus even says Walmart. F.Y.I Walmart is FAR, but the driver will call out when you get there. Don't waste your money renting a car and don't bother taking a taxi unless your going somewhere not in the zone. As far as times are concerned, it really doesn't take the amount of time people say to get where you're going. It's about half the time! Overall, this was the best anniversary for my husband and me. We had an awesome time and will definitely be going back. We stayed Feb 13-18.

Good for the budget conscious

This place is a very good option if you're trying to do Cancun on a budget. The unit was clean and safe, although a bit run down. The pool And pool area are very nice and was never crowded. Even though it was pretty windy while we were there, the beach was fantastic! Also never crowded, no seaweed, just white sand and the beautiful blue Caribbean. There are palapas and chairs available. While walking on the beach one day with my wife we decided to cut through another resort that is a few buildings to the south of this one, to get to the road where there is a convenience store. Their pool had so many people in it, it was comical, they were shoulder to shoulder! Most of the time, I had our pool to myself. Back to the unitt, it is very spacious, it needs to be painted, there are some cracks in the walls, we had no microwave or 5 gal water jug ( as promised), the AC worked great, the bedroom is on the street side and the bus stop is right there so, noisy. There was 2 not nice towels, and 2 not nice pillows. The bed is very firm and the mattress is quite old. Shower worked fine and there was no hot water in the kitchen, small TV with satellite (I think), mostly all Spanish except CNN and Fox News in English. Despite those negatives I give this place a very good because it is very good for what you're paying for. Personally, I don't want to be lined up in my lounge chair 4 deep at the beach or share the pool with 60 other people. The price was right!

¡Excelentes vacaciones!

El lugar es excelente, muy limpio y todo en perfecto estado. Fui con mi familia y a todos nos encanto, la paya es hermosa, la zona es bastante tranquila; los autobuses pasan justo enfrente, y te llevan por todos los sitios de interés. 100% recomendado! :) The place is excellent , very clean and everything was in perfect condition . went with my family and we all love the place, beach is beautiful , the area is fairly quiet ; buses pass right in front , and take you all the sights . 100% recommended! :)

Home away from home I

This is the 2nd year we rent this particular condo and we LOVE it. Its in a safe location right on the Hotel Zone. Its a 2 story condo and sleeps 6 comfortably. We are steps away from the beach. which offers seats and Palapa's out there you can enjoy. The pool is never crowded, always has enough chairs and there's a small counter there in case you would like to have a picnic. We couldn't ask for anything more. If you can make it during the turtle season that would be great for the kids. The baby turtles that are hatched get released every night and you can help release them. Just speak to any security guard there, they will assist you. Thank you Tim and Nicky for the great attention and providing all the necessities we needed and much more. We will definitely keep coming back.

Home away from home except on the most beautiful beach in cancun

The beaches for the all inclusive resorts on either side of us were packed with people, and our beach had hardly any. This is what we wanted, a change from the all inclusive scene; Home away from home atmosphere. Very manicured and clean. The groundskeepers were always out raking sand, cleaning the shower foot wash area located directly after exiting the sandy beach etc. We had the pool to ourselves mostly. Very peaceful get away. Can take the bus to either of 2 grocery stores and get it all delivered for 3 dollars! Can walk to the 19.5 Km, Joe's resturaunt on the lagoon for a super sized delicious burger or have tacos or what not and watch the sun go down on the deck. Btw the condo is on the 19,5 Km zone too. Unfortunately we discovered this the day before we left. The xoxo convience store was next door for other needs. Or there's a deli shop and little convenient shop on site, more expense than the xoxo but you pay for the convenience. The sandwiches are really good. You can hop the bus right outside the entrance, it runs every 5 mins, to the other restaurants and "Vegas" area filled with upscale shops on the hotel zone peninsula. Maybe a 20 min ride. Get a transfer so you don't have to pay both ways. But make sure you take the same bus number ie R-1, on the way back. We treated ourselves to the mc Donald's to wear it off we walked both ways... a good walk. A lot of honking from the traffic but we felt very safe. We are convinced the cheese in the burgers is way better than in Canada. Tims condo is a corner one that gives you more space, windows and sunshine. The balcony has been demolished for an extra large space. Gas stove which is what we're use to and an average sized fridge with a freezer. Wifi if you are sitting at the kitchen table but if you need it for work don't count on it. There's wifi down at the deli area. There's 2 air conditioners, or if you don't like AC, the windows open up and you get a nice breeze throughout. You can have the morning sunshine right into your living room through the open window. Located on the 3rd floor so just used the stairs instead of the elevator, except when we had our luggage. If we had questions or concerns Tim was very quick to reply to messages. We stayed February 16 to the 25th. The last couple days I think university students were on break and kids will be kids... security shut them down in no time though. We definitely will go back just to avoid the crowds and enjoy the most beautiful beach in Cancun. Thank-you Tim for having us.

Wonderful place!

We stayed at this property for 12 days in March. Everything was very clean, the pools were fantastic, especially with a 3 and 5 year old. The condo was quiet with spectacular views in the bedroom. We used the bus system several times and had no issues at all. Everyone was very friendly on property and we felt very safe. We are planning a return trip and hope to book again soon.

Perfect imperfection!

I thoroughly enjoyed my 10 days in this condo! There were some really great aspects and some that didn't quite meet the grade, but the overall experience was wonderful! The good: The king-size bed may have been the most comfortable bed that exists in any tropical place I've visited, and there have been many. And the sheets were so soft and silky - it was like sleeping in the clouds! While I've read a different review complaining about traffic noise, I was not bothered at all. In fact, one night, there was a party two doors down (cue the Dolly Parton song), and I was concerned about the noise. When I went into the bedroom and closed the door, I couldn't hear them at all! The kitchen setup was perfect for me! Just enough room to cook delicious, nutritious meals! And I could have fed an army with the number of dishes provided! There was also a good supply of hot water for dishes, showers, or whatever. It never ran out and was really, really hot (so be careful)! The ambiance of the place was great with its floor to ceiling windows, colorful paint, and cool art throughout. I truly loved it! Both the pool and the beach were perfection itself. Finally, the owners, Tim and Nicky, responded almost immediately to all of my many questions and requests. At one point, the lock on the door broke (locking me inside), and they were there with a crew to open the door in under 10 minutes! They had the lock replaced immediately! I give them the highest rating possible! The not so great: The couch/futon in the living room has seen better days and could do with retirement. It's stained and lumpy. I never mentioned it to the owners because it did not take away from my experience at all. The TV speakers were blown. Again, I was on vacation in Mexico, and TV was not a priority. Tim and Nicky did offer to replace it and I declined. There's probably a new one there already!

Fantastic spot right on the beach!!

Bang for your buck, you cannot go wrong with this place! It’s right on the beach and the pool was super nice. The A/C was much needed and it kept our room so comfortable. Nikki was such a sweet lady and was super helpful in guiding us to some places to try. There are two restaurants within a 5 minute walk that are absolutely delicious. We’ll definitely keep this place in mind for the next time we come! Couldn’t have asked for more.
