Stay here if you can. You won't be disappointed.

From the moment we drove in the gate to the moment we left, we felt as if we were at home. Parking is under the pool area which provides shade for your car. The villa was impeccably clean as was the pool area. (Maria has to be thanked profusely for this) 3 bedrooms (all with A/C) were a god-send as the temperature reached the mid 30's during the day dropping to the mid 20's at night. The balcony of the master bedroom is huge compared to Irish/UK standards. There is great storage space in all the bedrooms. Sheets etc. were changed approx. every 3-4 days. The kitchen was modern with dishwasher, microwave, induction hob and washing machine all at hand. The pool, whilst not being the biggest, is totally private and well presented with an abundance of pool furniture. We opted to not have the pool heated and we were not disappointed as the pool temperature was cooling but not cold. Water can be a problem at times in this area due to old water mains which have a habit of bursting. (happened twice while we were there. This is in no way the fault of the owners as the whole of Sesmarias was without water. We have been coming to the Carvoeiro area for the last 13 years and, without a doubt, this is the best property we have stayed in. This Villa is a gem and we hope to be back next year.

Homely villa in quiet area

After all the hoops we had to jump through (during these days of covid) to be able to travel we were very happy to spend 11 gloriously hot days at Casa Ladeira. We'd travelled from Porto, through Coimbra to Lisbon for a week and finished off in Carvoeiro in Casa Ladeira. The villa was spotlessly clean when we arrived and we had maid service at least three times with clean towels in those 11 days. It is very well maintained inside with a lovely kitchen, good showers, comfortable beds and lounge furniture. The pool man came regularly and there was plenty of sun loungers and chairs outside for us to use. These could do with being updated as they have cracks and pieces missing off some of them and the umbrella was broken. The pool was a godsend in the heat and we spent many hours in there, again it was kept spotless but there are a few tiles missing which could do with being replaced. The villa is in a quiet residential area with a few restaurants nearby which are walkable of which Oregano we would rate as excellent. To be fair if you wanted to see more of the Algarve you would need a car but we just wanted to chill out so used taxis into Carvoeiro which were about €8 for the 4 of us. There were a few other things which would make casa Ladeira even better - a hair dryer in each bedroom would have been nice as there were three of us ladies and it would have been nice to have had a welcome pack even if it was just water and milk, as after travelling down on the train from Lisbon we were looking forward to tea and coffee. We were told we should have requested a pack but I didnt see anywhere we could have done that. The last gripe is probably out of the villas remit but the bins to put your rubbish in were a very long way away from the villa not a show stopper at all but something to bear in mind. All in all a lovely villa in a lovely area and we wouldn't hesitate to stop there again. Thank you Casa Ladeira you have us a long awaited break in the sun which we loved.

Geweldig genoten

Het huis was van alle gemakken voorzien. Bij problemen konden we terecht bij Kevin de beheerder en werd het probleem opgelost. Alleen jammer dat de BBQ op een wat onlogische plek zit, deze hebben we dus niet gebruikt. We komen al bijna 20 jaar in Carvoeiro en ondanks de Coronaregels hebben we toch een geweldige vakantie gehad. We hebben er geen spijt van dat we na lang twijfelen toch gegaan zijn. Niet de allerbeste vakan tie maar wel eentje om nooit te vergeten.

Location merveilleuse : confort, pratique, cadre magnifique. Conforme à la description : cuisine salle de bain du haut neuves. Piscine super agréable vue magnifique avec coucher et lever du soleil. Casa Ladeira

I cannot praise this villa any higher than telling you my only disappointment... the toaster was too small for the bread ! The villa was clean, well presented and of a very high standard whilst at a very affordable price. The pool area was well presented with good clean garden furniture and a nice sized pool to cool off. To top it off the views and surroundings were stunning. If you plan on cooking during your stay, the villa offers a nice modern kitchen with plenty of utensils and a lovely dining table to eat from. A car is highly recommended as travel into the main town of Caveriorio is 30 minute walk. Parking is off-road with its on drive. If I was asked to give this a mark out of 5... I would give it 6 for value for money. The pictures on the website is what attracted me to the property, and it doesn’t fail in reality.

Beautiful villa, home from home with the luxury of a pool. Very modern well maintained villa. Kitchen was very well equipped, everything you would need. 35 minute walk to town but a nice walk, €7 for a taxi back. Would highly recommend and would go back.

Great villa in a fab location

The villa was excellent and was really clean. It was really spacious and had everything we needed for our stay with 3 children aged 15,13 and 11. The children loved the big pool. The pool towels were a great addition and left more space in the cases. Great location within easy reach of Carvoeiro and some amazing beaches. We had car hire. Would highly recommend this villa.

Good value and well equiped.

We stayed here for a week and found it to be very clean and comfortable. 4 adults and 2 children made up our party and there was enough room for everyone. The aircon was a must and the pool was great to cool down in. We hired cars and in my opinion you really need one if you want to go to the attractions ect and a Sat Nav is really handy as Portugal looks the same everywhere! Aqualand was ok but Slide and Splash was much better and we found the Apalonia supermarket to be very expensive so go to Lidel or Aldi. Best restaraunt was in Carvoeiro called The Paradise Indian, doesnt look much from the outside but the food was amazing. One tip if you are vegan or veggie though is restaraunts tend to have only one or two options however supermarkets had quite a few Quorn and vegan products in them. Over all we are very glad we booked this villa and would recomend it to anyone.

Did what it said on the tin.

Lovely villa. Clean and comfortable. Everything you could wish for. Beds werent like home but we all slept well. Would go again. Quiet but within easy reach of beach, town and local shop. Did not hire car and relied on local taxis. Kitchen crockery well stocked with equipment. Just as well as first day a main water line was down. All linen including pool towels were supplied. Grandchildren loved the pool. Clean and comfortable. Washing machine came in very useful. Housekeeper was very pleasant and helpful.

Angenehmes Haus, nur bedingt empfehlenswert

Lage des Hauses: Ausgezeichnet und sehr ruhig. Auto notwendig. Gesamteindruck aussen: Sehr gut Gesamteindruck innen: Gute Raumaufteilung, sehr gute Bäder, gute Ausstattung der Wohnräume, sehr gute obere Etage mit Balkon und ensuite Bad. Leider ist die Küche in einem weniger guten Zustand und bedarrf teilweise einer deutlichen Renovierung; die Küchenausstattung besteht aus vielen zusammengewürfelten Teilen, teilweise mit Plastikgeschirr, veralteten Kochstellen, Spülmöglichkeit nicht in der Spüle sondern nur mit Plastikschüssel möglich. Wlan und elektronische Geräte vorhanden, leider ist ein Empfang von deutschen TV-Programmen nicht möglich (auf Nachfrage bei dem Manager Kevin Owenson wurde uns mitgeteilt, dass wir ja schließlich bei einem englischen Besitzer gebucht hätten). Service. Freundliche und sehr aufmerksame Reinigungskraft. Warum ist nach unserer Meinung die Villa nur bedingt empfehlenswert? Das Haus liegt in einer direkten Hanglage und hat daher außerhalb sehr viele Stufen und Treppen, die für Senioren bzw. leicht gehbehinderte Gäste doch sehr problematisch sind. In der Hausbeschreibung sollte zukünftig auf diese Situation unbedingt hingewiesen werden,

There are some fair points raised and the feedback is greatly appreciated. With regards Kitchen facilities, I will consider some changes when I visit this summer. The area is notoriously hilly with steep cliffs etc and poor paving generally - so visitors with difficulties walking will always need to be aware. I trust the holiday was enjoyable and you would consider a return.
