The owner has just set this place up and is to be congratulated for his efforts, it really is a charming place, and offers a lot of excellent things. I have a lot of admiration for what he has created and over the years it will get better and better, I am sure.
Positives:
The owner and his family were incredibly helpful and friendly, especially in the first week. They gave us all sorts of useful information, at all times of day.
The owner took us and some other guests on a one day yacht trip in the golfo aranci - a fantastic day with lots of good food, drink, swimming and more.
The location is simply spectacular, with majestic views of the local rocky hills and you can just catch the sea in the distance.
It's a great base from which to explore the coast and inland locations, away from the crowds.
The swimming pool is lovely - surrounded by a nice lawn, with the luxury of a hot shower! and you can use it at all times, which is really nice.
There is a well equipped common area near the pool, great for groups for example having a bbq together, playing pool, etc.
There is wifi, and a very good TV screen and digital box offering channels in multiple languages.
You also have your own shaded parking spot, which is handy, though you have a short climb from the cars up to the apartments (might be an issue if you're not very fit).
If you're a foodie, the nearby agriturismo san giovanni offers some incredible local food - a definite must!
The owner even offers the use of mountain bikes. You can also hike and enjoy the beautiful sardinian countryside (as well as the sea).
Considering that this is a prime location in Sardegna (ie 20 min drive from the costa smeralda) overall it's really good value for money and so definitely worth considering.
Negatives:
Directions to the location were a little bit unclear - hard to spot the sign if you're arriving in the dark.
The kitchen is quite limited - no oven, no microwave, and only basic utensils e.g. no carving knife. It's OK if you're not planning to do much cooking.
We had an issue with the air conditioning, in that we were told off for using it apparently in excess. My partner suffers an allergic reaction to mosquito bites, and there is no netting so keeping windows open posed some challenges for us. So it might be worth negotiating its use at the outset, to avoid any misunderstandings. The owner should put netting up and also make clear at the outset his expectations of the maximum use of the aircon, or charge for it separately.
The automatic gate failed to open on occasion but I understand the matter is being fixed.
The wifi was intermittent.
The rubbish bins (including recycling) by the main gate got quite full up, perhaps it might be useful to get some extra bins.
The pool did not have a cover over it, nor is it surrounded by a fence so if you have small children, you need to watch where they go.
The rural location means you need to drive for about 1km on a dirt track - it's not too bad, but watch out if you have a rental car you may need to wash it before returning it.
Lastly, at one point the owner had a gardner spray insecticide outside our flat (on the lawn). This we did not like, especially with a small child, and also we felt it was not in agreement with the ethos, stated on the website, ie "...our ecological approach.... low impact, respect for nature...". So if you have issues with insecticides you may wish to discuss this too.
