We were 10 people aged between 16 & 65, fluctuating in numbers over 2 weeks from 1 July. Sutivan is a delightful small town with good restaurants, bars, shops and plenty of beaches (all pebbly - water shoes or similar are recommended, no Ursula Andress-type sashaying out of the water here) with blissful swimming and snorkelling.
Its proximity to Split via nearby Supetar was v useful for our comings and goings and for day trips to Split itself, (the kids found a music festival in Split, catching the 5.15am festival zombie ferry back). They also found a few late-night bars/other young to hang out with, esp at our local bar, Macel, which has a fantastic terrace on the sea.
The house was fine for us, even with two teenagers using the sofabed in the 1st floor sitting area for a few nights, although the bunk room is small for grown-up kids. The double room on the first floor is also small but has plenty of wardrobe space. The two top floor en-suite bedrooms were spacious, light, airy, with terrific showers in the bathrooms - (plenty of scope for room envy here) and one has a particularly good view of the sea (which will be sadly compromised by the owner's new house to be completed by next summer a few yards away).
The terraces were all great with mesmerising views through pine trees across the water to Split and the mountains behind, though we tended to live and eat on the ground floor terrace beneath the vine canopy as it was the most convenient. There was plenty of table room, chairs for all of us, both inside and out (we had storms and showers in the second week) but the first 10 days was when the bees got busiest on the vine which caused a continuous light shower of bits of flower-heads. The humming provided a pleasing soundtrack of industry, but it did mean regular sweeping/hosing or the bits get tramped into the whole house.
The house was clean, and generally very well-equipped but there is also a fair bit of the owner's stuff in cupboards etc, (one bedroom and a number of cupboards were locked) and there was a lack of clothes storage in the sofabed sitting rooms but I gather when the new house is built a lot of the stuff will go into that one.
We visited before the peak season proper and it was extremely pleasant but wonder how much more traffic, noise, crowds etc there would be after 15/7 in Sutivan - Villa Roza was nicely quiet but the houses immediately around were as yet unoccupied or unfinished (the new house next door will be very close, with a pool, and beyond that an apartment house is under construction - but building work is only allowed from mid-Sep to April). But the position is great, being a few minutes walk from the town and beach, and we would definitely consider returning.
Overall, we really loved this house and holidaying in Sutivan, and were glad we chose it over eg Supetar. Exploring some of the island, especially inland to Skrip, Dol, and Vidova Gora was magical, the restaurants Bikoncin (sp?), on the harbourside, and Dora were very good, and we can thoroughly recommend Ziza, inland of Supetar with terrific views of the Brac channel and the mainland. Also the wonderful Konoba Toni in Dol. We recommend the boat trip to Omis from Sutivan which includes a further boat trip up the gorge, and lunch on the boat in Omis harbour.
Gordan, the property manager was attentive to a fault, always available to answer questions/sort out problems/give advice etc and we enjoyed his suggestions and chat. His offer to meet you initially in the car park and guide you there if driving was invaluable.
