The Yucatan shore offers extremely very nice beachfront properties with very competitive prices. You may reserve this 4 bedroom & 4 baths, an unique Mayan Spanish design house for 10 people max, with a great location in the Yucatan Coast offers an exquisite quiet neighborhood where you can enjoy the beach, breezes, palm trees, stars, spectacular sunrises and sunsets. The beach provides a unique, romantic setting for special moments or just for relaxing. There is a large terrace for a perfect entertaining, or just admiring the view. The kitchen is fully equipped with all the basic appliances, kitchenware and dishes to prepare your food. No pet friendly! There is no washer or dryer! Rental agreement take effect once the reservation deposit is sent.

The profile of the person, who reserves most be a house guest. We don´t accept reservations for a third party guest.
Upon arrival at the property, guests will be shown a full inspection of the home's amenities.
A cash security deposit will be required during check-in, which will be refundable at the end of the rental.
Rents for Holy Week, Easter, July and August do not include electricity.

We had a wonderful time and such a nice spacious house to enjoy our family being together for Christmas. Location was great also!

A disappointing experience
I would love to be more positive about our experience at Casa Mercedes. The house itself is nice and the beach is okay, but the entire experience was marred from the onset. Although I had a completed contract from Flipkey, Progreso Rentals would not complete the rental process until I sent them an extra $2500 dollars because the rental fell over Palm Sunday and Easter weeks - which they apparently had not realized when they agreed to my rental. Also, they asked me for an additional $300 deposit for damage (which they supposedly will return unless they think we damaged the place, which we did not, or used too much electricity). They also did not maintain the pool and the ocean side of the property.
On the positive side, the house is pretty spacious and the bedrooms have good beds and are air conditioned. Dishes and pans were ok, but not even salt and pepper left by previous renters. Beach towels were greatly appreciated, but no washer provided.
On the downside, the salt air damage is apparent and the owners clearly do not reinvest in replacing damaged items, such as mirrors, damaged sliding glass doors, or faucet fixtures (these were so corroded and clogged barely any water ran from them). There were only 5 amenities listed with the property - one included a tv. The only tv that really worked was in the master bedroom, while the downstairs tv had no controller, was not hooked up to provider, and when we finally figured out how to hook it up to our hdmi cable to watch programs recorded on my computer - was corroded and the screen had a large damaged spot. A grill would have been greatly appreciated. My guess that there once was one, as there were grilling tools, but it probably rusted out and was discarded. The appliances were poorly kept, but it may be that they don't have access to good cleaning products. There weren't any cleaning products or tools in the house, although we stayed for almost four weeks.
My brother has come to this area and stayed for extended periods for 4 years, so I had some ideas about this area. For instance, many owners offer a premium for staying for longer periods like a week off the rental. Their pool was cared for, and if they had a problem their host promptly addressed this. Progreso Rentals seems to have bankers' hours and operate on a shoestring. Alejandro said they would reply in 4 hours, but Marissa didn't seem to know this. And forget Sundays. A construction crew took out a power line one day, so we couldn't pull into our drive. The power company turned the electricity at midnight and it was out the next day. Alejandro was less than helpful in suggesting places we might stay if the water and electricity were out for a more extended time. Thankfully they were not, but then our internet went out for 4 days - apparently the electricity company did not let the internet company know about the downed lines.
I cannot recommend Casa Mercedes. I would be surprised if they put any of the $10,000 back into the property, and getting extorted for the extra money leaves a totally bad taste.
