Take your chances with a booking..
I booked for two nights for my 30th birthday, travelling from the Gold Coast, ten days out from the booking I receive an email from Boris asking if I could only stay one night as they had a guest wanting to extend, after I responded to let him know that I wouldn’t be able to do that, and I would be staying the two nights. He went ahead and extended the other guest’s stay anyway and offered a friends contact details for a 2 bedroom home in the area (um no thanks).
Absolutely unacceptable, ten days out from the booking and he leaves me having to pay out twice as much more for a hotel at such short notice.
Boris, I hope you know that you ruined my 30th birthday, and judging by other reviews; shouldn’t own or run a business!

DOUBLE BOOKED AND NEVER FULLY REFUNDED
BEWARE: just as the review below, we booked the house and only after we paid the owner told us that it wasn’t available for the full period. He asked to swap houses but we agreed to change dates instead. However we DID NOT get the full refund for the unavailable period, just less than half as “compensation”??? This although the owner reassured us that he would refund. I booked through tripadvisor but they couldn’t help as I paid already. The owner disappeared with many excused but we never got the full money back. Frustrating. Find another place if you can.

Disappointed
BEWARE:we had booked several months in advance for a 1 week stay during the Aust tennis open in January. Only 10 days before we were due to come and stay the owner Boris contacted me and advised me that the accommodation had been double booked(by someone who apparently had booked for 6 weeks)so we couldnt stay anymore. He did offer us alternative accommodation with another house he owned that was still in South Yarra with an $150 discount but was nowhere near as nice so we declined and luckily found another place. Boris was happy to refund the full amount. However I'm very annoyed that he put someone elses needs(and his own)in front of ours when we booked months ago. This didnt seem fair to me. I certainly would not recommend booking with Geisha House as there seems to be no guarantee that your accommodation is confirmed.

Review for the Geisha house
This particular house was well situated to everything you need in Melbourne. 20 minutes from Flemington race track, 10 minutes to the city and extremely close to nice cafes and bars. The house itself slept 6 and was roomy enough for everyone to have their own space. The kitchen and the bathroom where the stand outs, beautifully architect.

Newly discovered gem in South Yarra.
I come to Melbourne for the tennis every year, and this time I was lucky enough to stay at the Geisha House. The owner just finished a complete renovation on the house so all the bedding, appliances & interior features are in pristine condition. What a fit out indeed - Japanese theme throughout so kudos to the interior designer on this one as it is an absolute treat. Great little outdoor area in the sun too if you had a big group or family.As for the location it is perfect, walking distance to South Yarra station and trams, if you're not a fan of public transport its a cheap uber/taxi. All in all a great spot and will definitely try booking again for next years tennis.

Beautiful House in Central Location
The Geisha house is absolutely stunning! My friends and I were completely blown away by how incredible this place is. Top quality appliances with beautiful interior design made a very cosy living environment. All amenities were provided and the house is just a stone throw away from shops on Toorak Road and Chapel Street. Could not ask for a better place to stay on a weekend away!
