Such a shame given the potential the property has
The pool is fantastic and has so much potential to be an amazing place to stay. The grounds have the potential to be beautiful but not being utilised or maintained properly through cleanliness or
management.
I am not usually one to write bad reviews as I accept that businesses may have struggled over the pandemic and replacing of furniture etc might not be a possibility, however the level of cleanliness was unacceptable and this property requires a few days of deep cleaning to get to standard. The photographs the property are using on booking sites are not reflecting the current reality as the property has been poorly maintained since photos were originally taken.
Cleanliness- first night we had to buy cleaning products because of how dirty it was, at our own cost,
purchasing bleach, antibacterial, new sponges and toilet cleaner- we spent 3 hours to get it to an
acceptable standard after long travel days prior from UK, cleaning the food preparation areas (we refused breakfast due to this)- out of date food in fridge, mouldy sponges, dirty tea towels and dirty surfaces everywhere - including bedrooms and bathrooms. These areas are fundamental for cleanliness. The two baths weren’t functional (I.e. didn’t hold water or run hot water) and these were also dirty. The bathroom sinks were also mouldy and poorly maintained units. Most of the blinds throughout the property were either broken or non-functional due to poor maintenance.
We first slept in the upstairs bedroom but on the second night got awoken at 3am by a rat in our room and literally crawling on the pillows we were sleeping on. We moved to the downstairs bedroom and had no issues there. There is a lot of damp throughout the property and lots of the interior furniture is weathered, have been too poorly maintained and needs replacing. The kitchen area was in a really bad state both visually and physically, including adjoining toilet and shower room which was the filthiest I’ve ever seen. There were no bins anywhere in the property except the toilet (which itself was filthy). Our waste was removed daily by staff as we put in our own plastic bags. The staff themselves were friendly however no information was given e.g Wi-Fi passwords, breakfast choices although breakfast was included in our booking - an information pack would have been useful, including contact details for the property. There were numerous occasions where we would see the staff play fighting and lying around on their phones (this time I feel could have been utilised to get the property to an adequate standard). There is no way of establishing who was running the property and seemed to be a hangout spot for teenagers. We also told the staff regarding the cleanliness issues and they just thanked for doing the cleaning. No apologies given or remedial action that they would take as a result. Card payment was not an option and therefore resulted in multiple trips to the bank due to daily withdrawal cost implications. I have added a few photos in hope remedial action is taken by the property management. A lot of potential for this property and such a shame it’s in its current state and management. This would have been a beautiful property when first opened.

Booked this 2 bedroom villa on booking .com and it looked fantastic. Arrived to find a lilo from previous occupants floating in the pool. Staff brought us a complimentary drink to the outside seating and the table was covered in ants, my wife wiped the table with a cloth and it was filthy!! The grass was 10-15cm long and the plants in the containers were dead with weeds growing in them. Broken paving and tiling around the pool. Inside was worse!! The sink unit was stained and disgusting and the sponge cloth to wash any pots was old and would be a health hazard. The fridge had brown stains inside. The toilet was stained with a thick brown line around the water line and the toilet seat stained with urine. The pillows on the beds were horrible with brown sweat stains. The windows were filthy and there was thick dust on the furniture i.e laps. We refused to stay here and were given a full refund (booking.com terms and conditions were that payment should have been full for late cancellation) after the owner agreed to our concerns. This property was described as fabulous on booking.com but when you arrive the reality is that this property has been neglected and is in dire need of a thorough clean and refurbishment. The owner needs to inspect his property and train the staff how to maintain and clean it properly.

Spacious villa in lovely surroundings
We spent 3 nights here and it was a perfect location to explore Ubud, being close enough to easily get into town whilst away from the business of the centre. The villa was very pleasant and the breakfast provided every morning by the smiley staff filled all our needs. The pool and outdoor living space were also perfect to make the most of the good weather during our stay. We couldn't really recommend this place more!

Spacious and comfortable.
Only 2 of us stayed here but we wanted separate air conditioned lounge and bedroom. With alot of villas the couches are out side so to escape the heat you have to be in the bedroom. (or the pool) Unfortunately the air conditioning in the lounge wasn't very effective. It took along time to cool down and the AC wasn't on when we arrived. The down stairs bedroom AC was OK after being on all day, but up stairs was not so good. So we slept down stairs in the two single king size beds pushed together. I must say the staff were extremely helpful and friendly. With out us asking they put a portable cooler in the lounge Which really helped. Very clean, very quiet,lovely breakfasts and beautiful pool. Only a very short walk to cheap restaurants and a 20 minute walk into Ubud. (or $4 AUD for a taxi) Must say again how lovely the staff were. Thanks guys.

The perfect balance of quiet and convenience
This was my fourth time coming to Ubud. The first time I stayed near monkey forest and found it a bit too hectic. Then I discovered Penestanan and stayed in that area twice. I like the Penestanan area but I wasn't completely happy with the accommodation I found until I stayed at Sayang Estate.
Sayang Estate was perfect. A short walk to restaurants and shops yet totally private and quiet. The house itself is gorgeous and the pool is perfect.
Thank you as well to all the helpful staff. We will be back.

Bellissima villa in zona tranquilla!
La villa è molto bella, immersa in un giardino tropicale con piscina privata a sfioro, è situata a circa 20 minuti dal centro di Ubud, sconsiglio di raggiungerlo a piedi meglio affittare un motorino o prendere un taxi. Il ragazzo che gestisce la villa, di nome Made, si è reso da subito molto disponibile e gentile, ogni mattina ci serviva la colazione a bordo piscina, ci ha poi presentato un autista di nome Suka (non so se si scriva così) che ci ha fatto girare Bali in lungo e in largo da mattina fino a notte. La consiglio per chi vuole stare in tranquillità non lontano dal centro culturale di Bali, Ubud.

Spacious and Quiet, Helpful Staff
I was surprised by the serenity just a short walk off the main path. The staff were extremely helpful. They offered us a local cell phone. Breakfast was served everyday according to our dietary concerns. The plunge pool was big and had a deep end (190 cm). The beds were comfortable and clean. We enjoyed everything about Sayang Estate, the owner, the staff and the amenities. We are looking forward to coming back.

Excellent compromis
La villa est en tous points conforme à la description faite sur Internet. Elle représente un excellent compromis à tout point de vue. La taille est grande, sans être gigantesque, la piscine largement suffisante pour 5 personnes. La localisation un peu en dehors d'Ubud (environ 2 km du centre) est parfaite, car on évite la cohue du centre, et il existe néanmoins plusieurs restaurants aux menus variés accessibles à pied. Le service est discret mais très efficace, la décoration simple mais moderne, un peu zen. Nous sommes donc tout à fait satisfaits de notre séjour.

un rapport qualité-prix honnête
les plus : en discutant avec le propriétaire nous avons pu profiter des deux villas pour le prix de la grande ; les villas sont confortables, bons lits, belles salles de bain, piscines sympathiques et très propres, grands écrans TV, environnement sympathique dans les rizières à l'entrée de Penestanan. Le petit déjeuner est compris, il faut demander ce qu'on veut précisément, sinon on a un petit déj standard (toast ou nasi goreng). Le staff de la maison est très sympa et fait un ménage rapide tous les jours, on peut demander un changement de draps toutes les semaines. Les moins : on n'est pas dans Ubud centre, mais à l'entrée du village des peintres derrière le Blanco museum. Comme on ne s'y attendait pas, le propriétaire nous a gentiment offert deux aller-retours par jour en voiture jusqu'à Ubud. Le chauffeur est très sympa et le propriétaire offre l'aller-retour à l'aéroport et des tarifs honnêtes si on a besoin de prendre la voiture à la journée. Les plus du coin : il y a quelques restaurants bio de bonne qualité (Sari, Alchemy, Yellow flower...), un bar bien au coin de la rue (le Round bar)... et puis les peintres !
Un lit supplémentaire serait le bienvenu pour les enfants. Je recommande l'endroit ***
