Great villa
Lovely villa Its in the perfect location near beach near restaurants and near bars and shops but not loud at night.
Natalia was very helpful answered all our question before we arrived.
Arrival was seamless we we’re met by a lovely Lady Called Petra,
We Would totally stay here again ideal for a large family or a couple Of families,
The only thing I would say is they could do with putting airconditioning in the other two bedrooms that haven’t got it and maybe one more In The living area. We stayed last week and in the extra ordinary weather they are having out there this year it didn’t drop below 30c at night. So no air con in the two bedrooms made them really hot as you couldn’t open the windows as it was hotter outside so no chance of cooling them down. the living room has air con but the room is very big so it did help but could Do with another one on the other side of the room to help cool it down in the afternoon when the sun shines through.
the bedrooms that had air con in were lovely and cool just what you needed after being in that heat all

THIS IS NOT a moan just a suggestion
this villa Is definitely worth the money and it is beautiful.

Great location, spacious villa for children, extremely helpful hosts
Located just on the edge of America’s and Adeje meaning the area is more family focused. Lovely cafes restaurants and bars all around.
The villa is safe, secure and private yet still on the beach front.
Our family of 8adults and 5 children will defiantly visit again.

Bien ...mais
Maison bien située (plage, restaurant, bar épicerie à proximité) et spacieuse. La piscine n'a jamais atteint la température annoncé sur l'annonce. au mieux 24 degrés en fin de séjour.
Il manquait du linge de maison dans les salles de bains et dans la cuisine.
Le séjour s'est bien déroulé mais le prix demandé est un peu trop élevé par rapport aux services.
4 vraies chambres , une autre minuscule et un dortoir au sous-sol

Cher Denis! Merci pour vos commentaires! Mes commentaires: Vous étiez en décembre lorsque la température de l'air la plus basse la nuit! et malgré cela, déjà à 10h00 du matin la température de l'eau dans la piscine a atteint 24 *! Et l'après-midi, il s'est réchauffé encore plus! Dans mon annonce est juste une telle température de l'eau de 24-26 *! Les draps, les serviettes et les serviettes pour la piscine sont toujours servis pour 13 personnes! La maison dispose de 6 chambres: 4 chambres ont de grands lits king size, chacune avec sa propre salle de bain et dressing, une chambre simple et une chambre avec deux lits superposés! Toutes les photos sont dans mon annonce! L'emplacement de ma villa est l'un des meilleurs de Las Americas! c'est vrai!

Great villa
I stayed at this villa for a week and had a great holiday . The villa was lovely and big and it had everything you needed . The bedrooms were all big as was the kitchen.
The best part of the villa was by far the swimming pool where we spent most of are our time . The villa location is great just across a small road then your right on the beach with lots of restaurants to choose from . Overall we had a great holiday in a great villa in a great location and we will definitely be returning again next year .

Wonder holiday in the excellent Villa
Just back for a brilliant family holiday in Playa de las America and we have had a wonderful time staying in this lovely Villa. The Villa is large and spacious and easily accommodated a family group of 13 with ages ranging from 2 to 60+. There are many large bedrooms, all on-suite with lots of cupboards and drawers for storage. There is a large sunny roof terrace across the top of the Villa, just great for BBQ’s and views of the surrounding area – hills and coast. The main living area is spacious and airy with plenty of comfortable seating. Outside is a nice veranda which provides some shade and steps leading down to a decent sized and much used pool. The pool area is nicely landscaped and had more than enough seating and sunbeds. The Villa is very well provided for in terms of facilities and amenities – no shortage of glasses, cups, plates, cutlery etc. During our stay the weather was mainly hot and sunny, occasionally cloudy but never cold – always t-shirt and shorts, day and night. The Villa is well positioned for the local facilities – short strolls to shops, restaurants, bars and of course the beaches – all literally a couple of minutes away. The Spar shop just across the road is obviously very convenient but there are plenty of other shops and markets within easy walking distance. One of the highlights of our excursions out was an excellent and full day at Siam Park. Although only a short distance away I would recommend using taxis. We also took a brilliant ½ day catamaran trip along the coast too see whales and have a brief dip in the ocean. There is lots to do and see in and around Playa de las Americas for young and old alike. All in all, we had a wonderful holiday and I would like to pass on my thanks and appreciation to Natalia for providing such an excellent Villa for us to stay in and we will look forward to a future visit.

Lovely villa, perfect location but it could be lots better ........
We stayed here last August and loved it, although there was a serious lack of 'essentials' such as glasses, parasols, sun beds, not enough seating for all our party to sit or eat together, no spare linen and it was very sparsely furnished we booked again for this year hoping for improvements unfortunately there was none. Still only 1 parasol for 7 sun beds - still only 7 sunbeds for our party of 9, still not enough seating for our party, no spare linen, no suitable drinking glasses .... The wooden chairs on the rooftop are pretty worn and 2 of our party were injured when the chairs broke as they sat down, I immediately informed Natalia about them but when we arrived home we were told we had to pay for breaking them !!! There was a small table which had a loose edging strip on it my husband cut his leg on it before it fell off completely, again we were told we had to pay for a new table, we were also accused of breaking a lamp which was already broken when we arrived. The lack of seating is disappointing It is a lovely villa but could be so much better if the owners furnished it better. Be warned don't lean back on the wicker sofas as they are pretty wobbly and uncomfortable. It seems the owners are just out to make a lot of money without putting anything back in to it or any thought in to their guests comfort or enjoyment. Such a shame .......
The pool is excellent, the beds are really comfy, the location is perfect such a shame about the rest it could be perfect ..........

Excellent villa and holiday.
We booked this villa at short notice due to complications with another villa and we were very happy that we did.
The hosts were friendly and helpful even arranging the transfers for us and double checking the pickups for us.
They were always in contact if you needed any help with anything and made our trip trouble free.
The villa itself is in a great location placed across from bobo beach and within a few minutes walk to all local bars shopping and restaraunts and a 10 minute walk to the heart of Las Americas if you require a more vibrant nighlife.To sum up the location was perfect for everyone in our group with ages rangeing from mid 20's to late 70's.
The villa itself is roomy and comfortable and the bedrooms are the same with large beds all equipped with their own bathrooms and air conditioning and plenty of wardrobe and storage space.The kitchen again was large with plenty of space for cooking.There are tv's in the living area but we did not use these preferring to listen to music besides who goes to Tenerife and sits inside watching tv.
There are plenty of suntraps around the villa particularly on the roof terrace were a few of our party spent a lot of time up there they just carried a few sun loungers up there from the pool area.
The pool itself was amazing with lots of area for sunning yourself and plenty of seating/sun loungers.We spent a lot of time in and around the pool especially our 5 year old grandson who loves swimming.
There are 2 cameras there for security and none of us ever felt bothered by them or that we were being watched in fact most of our party did not even notice them anyway.
There is a bar across the road but the noise from it is barely noticeable and after all you are staying in basicly a beach front property but we were not bothered by any noise from anyone outside.
To sum up everyone of our party loved the villa,the pool,the sun bathing areas and again the location is perfect for all ages.
Will definatley be returning again.

Fantastic, amazing Villa really made our holiday very special
Excellent location with great access to to both the quieter and lively side of Las Americas. Easy gentle stoll to beach and sea and by far the best location I have ever stayed in for a Villa.
The Villa itself was immaculate, all clean and fresh, amenities were first class. BBQ space on roof top was great and Pool a great size for kids and family alike.
Natalie and Alexandra were gracious hosts who looked after us well and I very much look forward to booking another holiday in this villa and dealing with both of them again.

Very noisy location!
Now I always give good feedback where I feel it deserves it and if the place is average, I would not leave a negative feedback as I know how upsetting criticism can be. But when something really is not up to standard and you pay good money for something, I’m afraid I will give my opinion. The trouble with renting a villa like this is that all you see are the glory photographs and not the full picture of what a place is really like. We rented a villa in April 2017 in Tenerife and that was lovely, see our review!
Below are the opinions of five adults that stayed here during Feb 10-17th 2018.
The good points:
Location was great for getting to any amenities.
It is very close to the beach and lots of restaurants.
Great for walking too in either direction along the promenade.
Internet was fast and you could get it in most places around the house.
Decent size Spar shop across the road which is very convenient.
It is a spacious villa with a massive lounge/dining room
Main bedrooms are spacious with plenty of wardrobe space
TV’s were in the lounge and dining area and of a decent size.
The bad and concerning points:
The main floor in the villa rarely ever gets mopped. Our feet were black within a minute of walking around the villa so we all wore our flip flops indoors from there on. We found a mop in the cleaning cupboard, but that was disgusting and would only have put dirt back in the villa.
There is no piano as per the pictures.
Be careful if you have young children as outside the villa and also in the dining area there is a 1 metre drop that they could easily fall off and seriously hurt themselves as there is no railings to prevent this and a concrete landing.
Until I paid in full for the rental, the exact location was withheld from me, although I had asked. Where it shows on the location map is a few hundred yards away to where it actually is and it shows it to be higher up the hill and away from all the pubs and clubs but you are actually right opposite a club and on the main road for the promenade. If it isn’t loud music from the cocktail bar right opposite from 9pm - 1am that keeps you awake, then it is the petrol leaf blower going past twice per week at 7.30am or the lorries being beeped at by other traffic when they block the road doing their deliveries. And this is February, I would hate to think what it is like during August!!!
There is absolutely no concern for you or your families to be too noisy outside or in the swimming pool!
Get some ear plugs if you are not party animals and are staying in the upstairs bedrooms.
Really concerning:
There is a cctv camera looking on the swimming pool and another one on the roof terrace watching what people are doing up there. At first we thought they were for security, but neither of these cameras are covering doors/windows or entrances, they are purely to check up on what you are doing. How would you feel about you or your young children being in their swimming costumes, knowing full well that you are being watched? After a few days, we pushed the camera away.
It was mid February when we stayed. Outside temperatures through the day were early 20’s and at night around 15, so the swimming pool was never warm enough to relax and enjoy. Only the children would use it, but not for long as they soon got cold. When booking I did ask for the pool heating. When Tripadvisor asked for the payment, because it was in Euro’s and not pound sterling I did not think it was missing the pool heating €150 and simply paid the amount due. It was not until we arrived that the children said the pool was cold, I was then told that the pool heating was broken and that I had not paid for it. I spoke to Natalia and there was no chance of them turning it on or fixing it, whichever was necessary. All I got was a lot of excuses that the heating would not heat it any more and that it would get warmer as the day went on. We have a larger outdoor swimming pool at home in England and we have no problem with our heating!
The pool was hardly used and a real upset for us all. That is what put a downer on the villa and from there on, I’m afraid we started to resent it and find it’s faults.
Improvements that could be made:
There were no TV’s in the bedrooms apart from the kids room downstairs with the 2 bunk beds in. Ideally there should have been one in the main bedroom(s) too.
The upstairs balcony/patio is a beautiful sun trap, but there are no sun loungers, just chairs. Seems such a waste of a great space.
In the kitchen there was only 3 decent size drinking glasses, all the rest are tiny and for little children apart from a few wine glasses.
The villa is supposed to cater for up to 16 guests but there is just not enough crockery or glasses
One big lounge area and not nearly enough sofas or seating. You could comfortably fit 5 adults on the sofa to watch TV/chat etc, so where do the rest sit? There is so much vacant space, it is crying out for another sofa or two.
Dining table has chairs for 8 but is big enough for 10-12 people and if you ever want to eat together, it’s impossible.
Villa seems really noisy inside and if anyone gets up in the night, you hear every movement. This was emphasised by the fact that we struggled to go to sleep in the first place with all the noise going on outside.
The whole villa has the bear essentials in it, and nothing more what so ever!
It was also disappointing when the agent and cleaner turned up on the day of leaving. There was no real pleasantries, they simply inspected the whole place inside out and gave us our damage waiver deposit back.

Dear Steeve! I'm trying to clarify the situation .. I'm sorry that the lack of heating pool so spoiled your vacation and your mood! But on the site it is written that the maximum pool is heated to t23-24 ° C. And in any way you could not pay for these services on the site! only accommodation, cleaning and insurance deposit! The exact location of the villa does not show the site according to its rules, it's their position! But as you noted my villa has an excellent location! It is beyond competition! guests choose where they live: in the mountains with absolute silence or 50 meters from the beach and restaurants! But I draw your attention to the fact that even in the mountains at 8 am a scavenger will pass, as this rule is on the whole island! in the evening music from restaurants in the villa you do not hear when the windows are closed, because the loudness of the music is answered by the owners of restaurants, they can be fined! THE VILLAGE DOES NOT AVAILABLE 16 GUESTS! I myself do not like it. It perfectly accommodates 8 adults and 4 children! yes at the dinner table there are only 8 chairs, but this is written on the site and there is a photo. The cameras are installed exclusively for security purposes and they were delivered after thieves entered the house. So this is only for your own safety! I wish you a good mood and a great rest in the future !

Nice villa and perfect location. Shops, restaurants, beach, night clubs - all in a few steps distance. Very friendly staff assisted us in any issue - booking a taxi, advising about interesting places recommended to visit, etc.
