Beautiful setting in Tuscan countryside near Montepulciano
We rented the main living area of this apartment with a loft bedroom upstairs. It's in a lovely setting in the Tuscan countryside surrounded by vineyards and beautiful scenery. It is so peaceful and quiet; a nice respite after a more hectic visit to Florence. Laura was an excellent host making sure we had everything we needed. The apartment was very clean and lovely inside with exposed beams in the ceiling and tastefully decorated. The patio in the back was a relaxing to sit and view the surrounding landscape. If we visit Tuscany again we will be certain to stay here again.

Spacious, well-appointed Tuscan house in beautiful countryside - quiet and private
Just 2 miles from Montepulciano, amongst vineyards and with views of the surrounding hills, the rural setting is idyllic. The building is detached, if you rent the full place for up to 6 people, and there are no other guests to use the large garden and pool. The house is well appointed, with shutters to keep out the heat of the day, and mosquito nets over the windows to allow them to be opened at night - we didn't use the air conditioning even though the day temperatures were 36 degrees. The outdoor dining area was lovely, under the grape-covered vines, and the pool was perfect for cooling down. The owner is a perfect host, ensuring we had what we needed - a great holiday.

The cottage was perfect and the hostess charming
The cottage was in a rural setting surrounded by grape plantings with only a 10-minute drive Montepulciano. Apparently the cottage was originally a farm equipment shed. According to local ordinances the shell had to be kept intact, but the interior has been completely redone with wood beams, air conditioning/heat throughout and everything beautifully finished inside. By the kitchen double doors led to a patio set up with a table and chairs for eating should weather permit as it did for us.
The owner, Laura, lives in a separate house nearby and offered advice as to local restaurants etc. We wanted to do some cooking and were happy to hear there was a giant Conad supermarket at the edge of town with everything we might need. We ate out twice, once in Montepulciano and a second time eating authentic Tuscan food at Ristorante 13 Gobbi in Montefollonico another ancient hill town nearby. We loved our stay. Highly recommended.

The ultimate combination of a relaxing place to stay with nearby history.
An absolutely lovely unit with an outdoor patio under a trellis where we spent every evening. The histories of both Montepulciano and Cortona are interesting and we rate those visits above Siena - largely walking visits, but lunch at the Vino Nobile consortium for the views atop Multepulciano and wine-sampling - and go to Il Totino in Cortona for a nice menu and spectacular view. Documented history back to the Etruscans, interesting shopping available nearby during the day, but the comfort of this apartment brought us home for the evenings. The regular hostess Laura was in England, but her daughter Geraldine did everything needed without intruding. Serious vineyards commence five feet outside the back yard. Bring a car because there is much to see nearby using good roads.

We will come back!
It was great staying here! We found a nice little place to feel at home. The cottage is lovely furnished, very clean and has everything we needed for the week (including fast heating for some rainy and cold evenings (20minutes was enough to get the humid air out!) and free Wi-Fi, thats working perfectly and fast). We really loved sitting in the beautiful garden full of roses, looking over the wine-yards and listening to all the birds (also nightingales!!!). The cottage is set in a great surrounding - Tuscany like in a picture book!
Laura was a perfect host. We felt very welcomed, we could ask her for everything and she could give us good hints for restaurants, hiking-paths and everything else you need to know for holiday. Thank you very much, Laura!

A wonderful stay
We loved this place! We stayed here with our two young children and found it so comfortable and clean, with plenty of room, a well-equipped kitchen, everything beautifully finished and a cot and high chair for our little girl. The owner was really friendly and helpful for anything we needed, but we always had our own space and privacy. The children loved running round in the garden, completely fenced in so perfectly safe, and we enjoyed walking in the surrounding vineyards. You can visit many lovely places really easily from here, we went to Pienza, Bagno Vignoni, Lake Trasimeno with a ferry ride to the island, Siena and Cortona which was amazing, however you do need a car. It was a little chilly over Easter so we were glad of the heating which was quick and efficient.
We will definitely come back, with a visit to Florence planned for next time!

Lovely Place in the Heart of Tuscan Countryside
Il Saraco is a lovely property situated approximately 1.5 miles from the village of Gracciano, Montepulciano. It is a beautifully restored barn with far reaching views amidst acres of vines.
Our host, Laura, is very friendly and accommodating. The apartment is well furnished and spotlessly clean with a well equipped kitchen, large living area, good sized bathroom and two double bedrooms, which are air conditioned (if required). there are stone floors throughout. All windows are fitted with the bug blinds and shutters. We simply closed all the shutters during the heat of the day, then opened all of the windows and the air flowed through during the night, keeping the place comfortably cool.
The towels and linens are of good quality and our bed was very comfortable. There if a lovely private shaded patio and large mature garden with plenty of natural shade and a swimming pool. Free, reliable and fast wifi is available to stay in touch with the outside world.
Nearby there a several very good, reasonably priced, restaurants. The location is great to exploring Tuscany and you catch a high speed train to places such as Rome from Chuisi. We will definitely visit again in the future.

Perfect Location and Lovely Hostess
The location is fantastic close to everything. The home is wonderful and so is the Hostess. My husband and I rent a home in Italy every year but this was our favorite location and home. We had everything we needed including a lovely patio to have a glass of wine and relax every night. Our Hostess was fantastic and honestly I am happy we meet Laura. We will be back for sure. Thank you Laura for making our stay great.

Nice place but not quite as expected
We booked the whole cottage for a week to tour Tuscany/Umbria along with a train journey to Rome, so it was nice and central to where we needed to be. I also wanted somewhere we could chill for maybe a day or two around the pool after being in Florence and Pisa.
The cottage is as pictured although we found that is only has air conditioning in the upstairs bedroom and a fan was provided for the downstairs, as the higher ground is a little cooler than the cities this wasn't a problem during the day, however, we did have a few sticky nights which were uncomfortable to say the least. You have to pay for the air conditioning and as we were out most days it was used for around 8 hours a night - the cost for this was €20, so if you do stay in or leave it on it could soon add up.
One of the reasons I book private houses as opposed to hotels when I can, is so we don't have to share our space (I know anti-social, but it is my chill time after all!) and although I knew the owner lived right next door what I didn't expect was to be told that the grand-children use the pool as well, so this was quite off-putting to say the least, sharing with other people and children was not on my agenda, although to be fair they were not around on the days we stayed in so it wasn't all bad, but I would not have booked had I known this was the case as it clearly states private pool.
The cottage has a hob and small portable oven so we couldn't really cook a lot, but it is really well equipped with plenty of pans and cooking utensils, a toaster would have been really useful then at least we could have had scrambled eggs on toast for breakfast, instead we ended up eating on the road most days. The 2 bathrooms are spacious and the showers decent.
An iron would have been really useful as we washed some clothes (no machine but we just used the sink) and hung them on the drying rack provided but then they ended up creased. I would have taken a travel iron but 3 out of the 4 places we stayed all mentioned an iron and I just took it for granted being a house there would have been one - you live and learn! There are a few deck chairs and a seating area outside, this gets the sun most of the day and was really pleasant to sit out on, bring mosquito spray though for an evening. There is sky TV and Wi-Fi, although this is quite slow, also be aware there is no phone signal so you cannot phone or text until you drive towards the town, normally this wouldn't be an issue for us but we did have some issues back home we needed to deal with so found this a little frustrating.
For those struggling with sat nav's to find the cottage, the best way we found was to drive through Gracianno and take a right turn just before La Logetta restaurant, drive past the fields then the cottage is last on the left before you reach the junction, although once you find it it's quiet easy to get around.
Laura the owner was helpful showing us where to park in Chuisia for our trip to Rome - we would never have found the car-park without her and also giving us maps for the local area. A good car-park in Montepulciano is P1 first left at the lights then left again just opposite the Conad supermarket, this is free but can be crowded.
Recommend La Logetta and Pit-Stop (the name does not do it justice) for meals nearby.

Many thanks for your review- we do our best to accommodate the needs of all our guests and always find feedback very helpful. It is true that air conditioning is an extra cost but guests have always found it very modest and indeed a total of €20 for the whole week does not seem excessive. A great many of our guests tend to be out and about of an afternoon in any case. We have also strategically placed the air conditioning unit in the upstairs bedroom, as the heat rises and this tends to be the warmest area. We are always happy to provide extra fans for guests on request.
We do apologise for any crossed wires in terms of the pool; there is only one resident at the property but family do visit and grandchildren are always tempted by the swimming pool! However, as you mentioned, they were not there when you were in and the entire family are very respectful of guests and their wishes for privacy, peace and quiet. For this reason, we always accede to any requests made for exclusive use of the pool at any time/day and we always give guests priority use.
When renting out the cottage in its entirety, guests have use of the large kitchen and all of the facilities which come with it, perfectly suitable for cooking family meals. Although most guests tend to use the grill for toasting bread, we must admit that a toaster would probably make things easier and will look to rectify this in the near future. While the holiday let does not have its own washing or ironing facilities, one of the many benefits of being so close the owner’s home is that all of these things can be borrowed on request- perhaps our fault for not making this clear but of course guests can make use of both washing facilities and an iron as provided by the owner.
Unfortunately due to the rural location we do at times struggle with a mobile phone signal and it can be a case of having to hunt around for one but generally guests have not had any problems with the Wifi connection. We are always happy to help visitors maintain contact with the outside world in whatever way we can, including using the family’s private landline if/when necessary. We always do our very best to make our guests’ stay as pleasant and comfortable as possible, ask us and see!

Fantastic stay, great hostess, beautiful country!
We stayed in this beautiful Tuscan cottage at the end of July for 2 weeks. It was perfect for our family including a 5 year old and a baby of 7 months - who both loved the pop up pool and big garden to run around in.
Laura couldn't do enough for us, ensuring we knew all the local spots to try out and some great tips for more unusual places to try including a natural spa which you can take children into.
Montepulciano is such a lovely hill top Tuscan town - just make sure you've got good walking shoes and you'll definitely need a car to visit some of the other fantastic places nearby. Would love to come back one day!
